2/1 Frank Fortino Supports the Arts in NYC in a Unique Way

    ArtUp

Project timeline completions, construction safety, and Code compliance are certainly top priorities for Metropolis Group. However, we often forget that for the duration of a construction project, residents are subject to unsightly scaffolding and storage containers within their community. Depending upon the length of a particular project, this less than appealing look can be present in a neighborhood for several years at a time. Frank Fortino has addressed this problem by contributing to the Fourth …read more

2/1 The NYC Brownfield Cleanup Program Incentives

The Mayor’s Office for Environmental Remediation (OER) recently announced some innovative new enrollment incentives for the NYC Brownfield Cleanup Program (NYC BCP). As background, NYC BCP provides opportunities for redevelopment and revitalization of contaminated vacant or underutilized properties across the five boroughs. As part of the larger, City-wide PlaNYC initiative, NYC BCP intends to protect public health and the environment, increase job creation in affected communities, and add local amenities and generate new revenue. OER …read more

1/31 East River Esplanade Project Wraps Up

The DOT has announced the reopening of the 78th Street pedestrian bridge which spans the FDR drive to the East River Esplanade. The $11.9 million construction project was originally scheduled for completion by August 2011. After months of delays, the project finally crossed the finish line. The location of the project added complications – the proximity to the FDR and the inability to shut down the highway during the day meant that work had to …read more

1/31 New Hurdles in TCO Process

The path to renewing a Temporary Certificate of Occupancy may be getting more difficult. The complication deals with public Assembly Permits, which must be renewed and recognized as current by the FDNY. We’ve learned that the Construction Division will no longer sign off on a Construction Renewal if there is a Public Assembly Permit on any floors other than the one up for a TCO, where a Public Assembly Permit is outstanding. This change seems …read more

1/31 New Requirements for Sprinkler Filings

Recently, we have started seeing objections from DOB examiners regarding sprinklers. For the first time, the examiners are requiring proof of all sprinkler work being dually filed with the DOB and FDNY. Typically, sprinkler filings were straightforward – with only new installations requiring joint filings with DOB and FDNY. These new objections indicate that all sprinkler work – including removals, replacing and relocating – will need to be filed with the FDNY along with the …read more

1/31 New RPZ Requirements May Mean Retrofitting

The Department of Environmental Protection has started a new initiative to identify all buildings or businesses that require the installation of a back flow preventer (RPZ). Thousands of buildings will be affected by this initiative. Simply put, an RPZ prevents dirty water from entering or back-flowing into the clean water supply. Any time water is used in a building for a system that is not supplying drinking water, an RPZ must be installed on the …read more

1/31 Panel Program Brings Site Information To the Public

A new DOB program intends to improve the overall street and sidewalk experience and provide important construction information to the public. The Construction Information Panel Pilot Program consolidates permit postings and contractor signage into a simple, recognizable informational panel. The panel will include complete project details, including a rendering of the building going up on the site. Under the program, a building informational panel would go on each frontage of the construction fence. The Alt …read more

    1/5 Check Those Permits

The start of the new year always triggers one thing – the expiration of annual permits. Annual permits have a way of being over-looked, and it’s never a good idea to rely on the various city agencies to send a reminder or annual bill on time. Now’s a good time to check all of your permits – public assembly permits, compressor/HVAC permits, canopy, marquee, signage, Department of Health permits, Fire Department permits for sprinkler and …read more

1/5 The Simple Facts Of Special Inspectors

First off, I’d like to wish everyone a Happy New Year. I hope you all enjoyed the Holiday season with your families, and recharged your batteries. If you are like our team at Metropolis Group, you are excited to get 2012 off the ground. If 2011 was defined by change – to systems, technology and procedures, then 2012 should benefit greatly by these accomplishments and a stronger foundation to work from. One thing we start …read more
