Job Description
Project Manager/Building Code & Zoning Consultant
The Applicant must have a minimum of a Bachelor’s Degree in Architecture, Construction Administration, City Planning, or similar. Past experience working for a Construction, Architectural or Engineering firm, and/or field experience as an expeditor at the Department of Buildings is essential.
Skills Required:
- Must have working knowledge of the DOB’s system and procedures, as well as other relevant City agencies
- Ability to apply expertise and knowledge of the Building and Zoning Resolution Code to multiple projects as well as oversee a staff of Project Coordinators
- Coordinate and time manage the work flow of Expediters and Coordinators to ensure that Department of Buildings appointments are prepared for
- Hold weekly meetings with staff and Clients to update projects and establish schedules
- Responsible for directing the activities of the Coordinators as well as his/her own projects through the Building Department
Crucial that applicant be comfortable interacting with design professionals and high level DOB/DOT and FDNY personnel - Prepare, review, and organize documentation such as Alteration Type I and New Building applications
- Perform in house code reviews, zoning studies, and troubleshoot projects through resolution
- Prepare reports and DOB determinations
- Possess the skills to be able to prepare detailed project spreadsheets using Microsoft Office
Execute coherent presentations at Client and construction progress meetings - Ensure that technical staff is responsive to the customer and aware of the projects in circulation
- Strong technical, interpersonal, and written/oral communication skills are required
- 5+ years in Construction, Architectural, Engineering, or Expediting firm is necessary
- 5+ years of managerial experience with progressively increasing levels of responsibility and accountability. Experience must include the supervision of technical staff, performing plan review or developing construction plans for code compliance
Job Description
Certificate of Occupancy Project Coordinator
The Applicant must have working knowledge of the DOB’s system and procedures.
Skills Required:
- Prepare individual checklists, print violations and filings, and obtain schedules and approval packages
- Work with Architects/Engineers and Clients to resolve any objections and notify team members when objections and approvals are issued
- Responsible for scheduling all public assembly, walk through, and construction inspections and attending Client meetings
- Communicate with Clients and team members as needed regarding inspections and results
- Update all spreadsheets and lists on a daily basis and ensure team members are fully informed
- Perform other duties as assigned
- Applicant must possess excellent organizational and problem-solving skills, along with the ability to multi-task and work independently
- Strong oral and written communication skills are required along with solid listening capacity
- Must be a team player with strong initiative and a willingness to acquire additional knowledge
- Experience with Microsoft Office applications and the capability to learn new software is essential
Job Description
Certificate of Occupancy Expediter
The Applicant must have working knowledge of the DOB’s system and procedures and be able to maintain a relationship with the Building Department as well as the other City agencies.
Skills Required:
- Understanding of the filing process for obtaining Final Certificates of Occupancy, and renewing Temporary Certificates of Occupancy every 90 days for projects
- Process Permit renewals
- Schedule construction Inspections when required
- Research specific data pertaining to Violations and C of O’s
- Monitor Violations through to dismissals
- Obtain DOB/ECB Violation copies for Clients
- Communicate with Clients and team members as needed regarding inspections and results
- Submit required Post Approval Amendments
- Ability to attend appointments with DOB Plan Examiners to obtain approvals for amendments and follow up on status
- Withdraw Applications filed prior to building demolition filings
- Review, inspect, and sign-off air conditioning units
- Responsible for Plumbing/Sprinkler/Standpipe/Boiler sign-offs
- Obtain Electrical/Elevator sign-offs required for TCO and C of O
- Oversee Sign-offs through to Letter of Completion
- Perform other duties as assigned

- Must have strong communication and organizational skills
- Must have the ability to work independently without constant supervision
- Excellent grammar and computer skills also required
- Knowledge of Building Code and Zoning a plus

Job Description
Expediter
The Applicant must have working knowledge of the DOB’s system and procedures and be able to maintain a relationship with the Building Department as well as the other City agencies. Experience in the expediting industry is a plus.
Skills Required:
- Knowledge and understanding of construction plans and documents
- Communicate with Project Coordinators to obtain required paperwork for submittal to DOB, and review same to verify the accuracy of the information
- Ability to attend appointments with DOB Plan Examiners to review and answer objections in order to attain approvals for projects
- Review objection sheet and be able to interpret what is necessary to obtain approval
- Coordinate Department of Buildings findings with Project Coordinators and make sure that job folders for disapproved jobs are retrieved and returned to the Coordinator for follow up with the Client
- Must be able to prepare project approval package within the office for submittal to the Project Coordinator once Permit is received from DOB
- Responsible for following up on projects using DOB Application Numbers for status updates. Learning of office project management software is necessary
- Capability to perform research accordingly on specific job related data
- Professional appearance and excellent communication and organizational skills are essential
